Responsibilities
Performs a wide variety of skilled and non-skilled general maintenance tasks involved in the operations of the facility and its systems and equipment. Additionally, this person will assist Maintenance Mechanics, Maintenance Electricians, and HVAC/R Technicians with the complex repairs of all other building Mechanical, Electrical, and Plumbing systems and equipment. The individual may work independently or as part of a team to safely accomplish department objectives.
• Perform all duties following safe work practices. Must be compliant with Lock-Out Tag Out and Confined Space programs.
• Answer and resolve facilities related service requests for patients and clinical staff.
• Responds to emergency situations that include fire, elevator entrapment, water leaks, and utility outages.
• Perform various Preventive and Corrective Maintenance tasks to maintain facilities infrastructure, systems, and equipment in the
highest condition. This includes, but is not limited to, millwork and building hardware, doors, and cabinetry, air handling
equipment and fans, electrical fixtures and lighting, plumbing fixtures, rotating and stationary equipment, Fume Hoods and
Biological Safety Cabinets, kitchen equipment, and compactors/balers.
• Complete engineering rounds to monitor the operational status of equipment and systems.
• Proficient use of power and hand tools i.e. grinders, saws, drills, presses, wire strippers, pliers, screwdrivers.
• Assist with the installation or complex repair of Mechanical, Electrical, and Plumbing equipment.
• Interface with vendors/contractors to facilitate repairs and/or replacement of equipment.
• Inspect building and grounds to ensure safe, well maintained conditions and advise Supervisor of needed repairs.
• Must be able to prioritize work to see the needs of the patient come first. Complete work orders as assigned and in a timely
manner. Record work time electronically in a Computerized Maintenance Management System (CMMS).
• Maintain records on work projects completed.
• Attend and participates in classes, seminars, workshops, and other continuous education as appropriate to enhance professional
knowledge and skills.
• All other duties as assigned by Supervisor
Qualifications
Education: High School diploma or equivalent (G.E.D.) required; trade school preferred.
Experience: Minimum of three years’ experience in preventive maintenance, repair, and troubleshooting of related equipment and systems or trade related certification or license in in HVAC-R, electrical, plumbing, refrigeration, or mechanical required. Military service in a related field will be considered in lieu of the education and field service requirements.
COMPETENCY: Attends and participates in classes, seminars, workshops and other continuing education as appropriate to maintain and enhance professional knowledge and/or job skills in all essential functions. If applicable, maintains competence in the provision of care and services to patients of the various ages and abilities served. Participates in Continuous Quality Improvement activities.
JOB KNOWLEDGE: Must be able to understand, operate, adjust and maintain the following systems:
Heating Ventilation and Air Conditioning. Honeywell building controls. Chilled water distribution. Hot water distribution. Building plumbing. Refrigeration. Boilers. Compressed air, steam, and vacuum systems. Emergency generators. Waste balers and compactors. Fume hoods. Must be able to operate, install, repair and maintain the following equipment and machinery: Rotating and stationary equipment. Millwork and building hardware. Kitchen equipment. Laboratory equipment. Electric and gas welders. Mechanical shop tools (grinders, saws, drills, presses, pumps, and vacuums).
ADDITIONAL CONSIDERATIONS: Must be available to be on-call per department schedule (weekends and nights). Must be able to work nights and weekends for scheduled maintenance. Willing to be available for Facilities Emergencies. Physical requirements will be standing, stooping, bending, lifting, pulling, climbing, reaching, and pushing.EPA technician certification for refrigerant usage and recovery preferred.
A valid driver's license required.
